10 Questions to Ask Any Smart Home Integrator in Dubai Before You Sign a Contract
Dubai has no shortage of companies offering smart home automation. Some have been doing this for over a decade with certified engineers and proper documentation behind every job. Others are resellers who bought a batch of devices, built a nice looking website, and call themselves an integrator. From the outside, both can look identical in a sales meeting.
We have been called in more than once to fix or take over a system after another company disappeared, stopped answering calls, or left a client with a setup nobody else could understand. Almost every one of those situations could have been avoided if the client had asked a few pointed questions before signing anything.
So here are ten questions worth asking any integrator you are considering in Dubai, along with what a good answer actually sounds like.
1. Is Your System Built on an Open Standard or a Closed Proprietary App?
This is probably the single most important question on this list. Some systems run on open standards like KNX, where the programming follows an industry wide protocol that any certified integrator can read and service. Others run entirely through a proprietary app tied to one company or one product line.
If that company shuts down, gets acquired, or simply stops supporting the app, a closed system can leave you with lights and shades that no longer respond to anything. A good answer sounds like this: “We build on an open standard, so if you ever need a different certified integrator to service or expand your system, they can pick it up without starting over.”
2. Will the Installation Be Properly Documented?
Ask directly whether you will receive a wiring schematic, a program backup and a device list once the job is done. Proper documentation is what allows any qualified technician, not just the original installer, to understand your system years later.
A vague answer, or one that suggests documentation is not really their process, is a warning sign. It usually means the system exists only in one engineer’s head, and if that person leaves the company, your support disappears with them.
3. Who Will Actually Be on Site, and Are They Certified?
It is worth asking specifically who will be doing the wiring and programming, not just who will be managing the sales relationship. KNX programming, for example, requires certified training, and a poorly programmed system can cause reliability issues that are hard to diagnose later.
Ask whether the engineers on your project are certified in the systems being installed, and do not be shy about asking to see credentials. A reputable integrator will have no problem sharing this.
4. How Early Do You Need to Be Involved in Construction?
If you are still building or renovating, this question tells you a lot about how experienced the integrator actually is. Wired automation systems need to be planned during the design and first fix electrical stages, not after walls are closed. An integrator who says they can “sort it all out at the end” either plans to install a purely wireless system, or has not thought through the wiring implications properly.
5. What Happens If a Device Fails Two or Three Years After Installation?
Every system has occasional device failures, sensors stop responding, keypads develop faults, actuators fail. What matters is what happens next. Ask about warranty terms, response times, and whether they keep spare parts for common components.
A confident answer includes specifics, response time targets, whether call outs are chargeable after a certain period, and whether they stock replacement parts locally rather than needing to import them.
6. Can I Expand the System Later Without Starting Over?
Homeowners often add rooms, features or entire wings later, a home cinema, an outdoor kitchen, a guest annex. Ask whether the system you are installing now can grow with those additions, or whether expansion means ripping out and replacing the existing backbone.
Systems built on an open, wired standard generally scale well. Purely wireless setups can start to struggle as more devices are added, since more devices on the same wireless network usually means more congestion and more potential points of failure.
7. Which Brands and Products Do You Actually Install, and Why?
Ask which specific manufacturers they work with and what drove that choice. A good integrator can explain why they chose particular brands for lighting control, AV, security or networking, rather than simply listing names.
Be cautious of integrators who seem to source whatever is cheapest on a given month, since consistency in the brands and components used affects both reliability and long term serviceability.
8. Do You Handle Lighting Design as Well as Automation?
If lighting quality matters to you, whether that is a Dialux calculated lighting plan or a properly executed DALI setup, ask whether lighting design is handled in house or subcontracted out separately. 9. Can I See Examples of Projects Similar to Mine?
Ask for examples of completed projects that are genuinely comparable to yours in scale, whether that is an apartment, a villa, or a larger residence. A company that mainly does small apartment installs may not be the right fit for a large villa with extensive outdoor automation, and vice versa.
Photos and references are useful, but asking a few direct questions about a similar past project, what went well, what was challenging, tells you more than a portfolio page usually can.
10. What Is Actually Included in the Quoted Price?
This is where many disputes happen later. Ask explicitly whether the quote includes programming, commissioning, a walkthrough and training on how to use the system, or whether those are billed separately afterward. Also ask whether the quote assumes standard cable runs, or whether unusual ceiling heights, long distances or difficult access could increase the cost once work begins.
A transparent integrator will break this down clearly rather than leaving it vague until the final invoice.
Why These Questions Matter More in Dubai Specifically
Dubai’s construction and interiors market moves fast, and that pace means new automation companies appear regularly, some with strong technical backgrounds, others without much behind the marketing. Villas and apartments here also tend to be larger and more feature rich than average, which means a poorly planned system has more room to go wrong, and more cost involved in fixing it later.
Taking an extra hour to ask these ten questions before signing a contract is a small investment compared to the cost, financial and otherwise, of discovering these answers the hard way after handover.

None of these questions are meant to catch anyone out. A genuinely experienced integrator will welcome them, because the answers are usually straightforward when the underlying work is done properly. It is the vague, evasive or overly rehearsed answers that are worth paying attention to.
